DISCLAIMER: By booking a reservation with Sandy Beach Rentals, Inc. You are stating that you have fully read, understand, and agree to the rental policies listed herein Sandy Beach Rentals, Inc rental Policies:
 
RESERVATIONS:
  • Reservations may be made up to one year in advance by visiting www.sandybeachrentals.com and calling 1-858-488-7100. No online reservations will be accepted one year out without verbal confirmation.
  • All reservations must be made by an adult over the age of 25 with a valid credit card and this adult must be staying in the property. A minimum of one person over the age of 25 for every two people staying in the property is required. No chaperoned parties or vacationing students are permitted and will be subject to immediate eviction and forfeiture of both security deposit and all rental fees.
  • Reservations made under a false pretense will be subject to eviction and forfeiture of all rents paid and rental fees.
  • In consideration of monies received and the mutual promises contained within the rental agreement, the owner (Owner) of the subject property (The Property) through Sandy Beach Rentals, Inc. (as agent to the Owner) hereby agrees to give a license to use the Property to the undersigned, (Herein referred to as Licensee and or guest), on the property and dates described in the confirmation letter and under the conditions stated herein:
  • Sandy Beach Rentals, Inc. reserves the right to make a substitute accommodation for you if circumstances demand due to an emergency that may arise, if we are unable to secure an alternate property for you we will refund 100% of monies paid to Sandy Beach Rentals, INC for the time we were unable to offer said property.
ADVANCE RENTAL PAYMENT:
  • Advance Security Deposit applicable (generally $350 or $500 but may vary on some luxury homes) for the property is required at the time of booking the reservation and may be made only by a major credit card. The specific amount will be noted on the reservation form for the specific property that is being reserved. Security deposits will be refunded by check 14 days after your departure minus any damages that may have incurred during your visit. Sandy Beach Rentals reserves the right to place additional charges against your credit card if damages exceed the damage deposit previously collected.
  • We accept credit cards for rental payment. When choosing Credit card payment as an option, 100% of all security deposit, rent, cleaning, tax, and any other applicable fees are charged at the time of reservation confirmation through our online reservation system. Payments are only accepted in form of personal check, cashier check, bank wire, or money order.
Payment Option:
You may also choose to send 1/3rd payment within 7 days of your reservation by personal check and the balance to be paid also by check 60 days prior to your arrival. When choosing this option, you may not use a credit card to pay the balance due. Late fees will apply and possible cancellation if payment has not been received by the due date on your reservation. Licensee will pay a $50 returned check fee on each check returned to Sandy Beach Rentals.
 
If the arrival date is under 60 days prior to arrival, all monies will be due by cashiers check only within 3 days by express mail or Fed EX to our office unless you choose credit card method of payment.
  • To avoid cancellation, Rental Payment balance is due in full 60 days prior to check-in and may be made by traveler's check, bank money order, and cashier’s check. We accept personal checks if received 60 days before arrival date.
CHANGE/ CANCELLATIONS:
  • All reservations that are not paid in full within sixty (60) days of the arrival date will be cancelled automatically. A $150 cancellation fee will be applied prior to refunding any advance rent paid to Sandy Beach Rentals. Administration fee is non refundable. Cancellations must be made in writing to Sandy Beach Rentals, Inc. All reservations, excluding monthly rentals, cancelled sixty (60) days or less prior to arrival date will forfeit their Rental Payment and administration fee unless Sandy Beach Rentals, Inc. can procure a similar guest reservation for that property for the original rental duration or greater.
  • A fee in the amount of $50.00 will be charged to change any reservation scheduled to arrive greater than 60 days from the arrival date. A fee in the amount of $100.00 will be charged to change any reservation scheduled to arrive 60 days or less from the check-in date. This change fee does not apply to those guests looking to extend their visit. This also includes changing method of payment from check option to credit card option. Method of payment must be established at the time of reservation and confirmation along with expected payment dates.
  • Early departures for any reason, including but not limited to inclement weather, do not warrant the refund of any advance payments or rent.
  • Licensee (Guest) may not sublet, sublicense, or otherwise grant any rights to the Property. Licensee may not assign the agreement without Sandy Beach Rentals Inc prior written consent.
 
CHECK-IN/ CHECK-OUT:
  • Sandy Beach Rentals, Inc. utilizes a self check-in process for the convenience of our guests. Most of our homes offer a keyless entry system. This system allows us to generate a unique entry code for the duration of your visit. This code will begin working at 3:00 PM on your arrival date and stop working at 10:00 AM on your departure date.
  • Check-in is 3 P.M. PST and check out is NO LATER THAN 10:00 A.M. PST. Our arrival and departure policy also includes luggage and parking. Please be respectful of these times as cleaning / maintenance crews are required to follow strict scheduling. They also need to utilize the parking prior to your arrival and upon your departure. During peak seasons and holidays, there is a possibility that a property may not be ready by 3PM. We greatly appreciate your patience as we are working hard to ensure your property is properly cleaned and meets our quality standards.
SMOKING:
  • Absolutely no smoking is allowed inside the rental properties. Please verify prior to making a reservation if outside smoking on patio areas is allowed.
  • Violation of the No Smoking policy will result in immediate eviction, forfeiture of rent, and extra charges for restoring the property to its original condition.
PETS:
  • Absolutely no pets are allowed in most all of our rental units. No pets are allowed in the yard areas, or anywhere on or inside the property. This includes visiting pets or stray neighborhood pets. You will forfeit your entire security/damage deposit if evidence of a pet has been found. Your credit card will also be charged for carpet cleaning and a flea spray treatment. We do offer a couple of options that are pet friendly accommodations. These properties will offer a separate agreement regarding the rules and policies regarding pets as well as an additional charge and separate pet damage deposit.
  • Violation of the No Pet policy will result in immediate eviction and forfeiture of rent, damage deposit, and extra charges for restoring the property to its original condition.
KEYS/GARAGE DOOR OPENERS:
  • A service fee of $50 will be charged to the credit card on file if Sandy Beach Rentals, Inc. Is called to unlock a unit due to a guest being locked out after 4PM. A fee of $80 will be charged for each lost property key and $100 for garage door opener not left inside property upon departure.
CLEANING:
  • Rental units will be cleaned to quality standards prior to your arrival as well as after your departure. No daily maid service is provided. Please try to maintain units as if they were your own. Guests are responsible for the cleaning of the unit during their stay and for leaving the unit in good condition upon departure. This includes BBQ’s, removal of rubbish, dishes; any clean up of any food spill that may have occurred. Those properties that offer BBQ grills, it is the responsibility of the guest to clean the grill after each use and prior to departure to avoid additional fees. If units are found abnormally dirty at checkout, additional charges will be charged to your credit card to assist in performing a deep cleaning of the unit.We may be able to accommodate a mid week cleaning during your visit. Please call ahead to schedule this at an additional charge.
FURNISHINGS:
  • All rental properties have a fully equipped kitchen, coffee maker, color TV's, microwave oven, telephone, an iron and ironing board, linens and towels. All linens, including towels and blankets are to be used in the property only. It is prohibited to rearrange furniture. You should bring your own beach towels with you. Homeowners for personal use maintain locked closets. Please respect these areas. Some owners provide beach toys, chairs, and umbrellas for use by Sandy Beach Rentals, guests. You may want to arrive at the property and review the beach items before procuring additional items. Sandy Beach Rentals can make no guarantees on beach items.
  • Furnishings must be returned to original positions upon departure. In the event that Sandy Beach Rentals has to move furniture, $150 will be deducted from your security deposit.
LIMITATIONS ON RENTAL:
  • Sandy Beach Rentals and or owner will not be liable for circumstances beyond their control, including but not limited to appliance or air conditioning/heating failure, other mechanical failure, unfavorable weather, disruptions of utility services including Cable Television, telephone and internet services or nearby construction noise and disturbances. There will be no relocation, rental pro-ration or refund in the event of such circumstances. In the even Sandy Beach Rentals is unable to deliver the property to Licensee because us property sale, property owner decision, fire, mandatory evacuation, eminent domain, or acts of nature, or if the property is unavailable due to construction delays or lack of utilities, licensee agrees that Sandy Beach Rentals sole liability as a result of any of these conditions will be a full refund of all payments tendered by licensee. If Sandy Beach Rentals, Inc. is able to relocate the licensee, licensee agrees to pay the difference in rental amount should licensee accept alternate accommodations. Licensee expressly acknowledges that in no even will Sandy Beach Rentals be held liable for any other condition out of the control of Sandy Beach Rentals or the owner. Or for any incidental or consequential damages including but not limited to, expenses that result from moving or for any other losses.
  • Licensees are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund and licensee will be held liable for any damages to the property, contents and grounds. Violators will be removed from the Property immediately, and prosecuted for damages and losses with no refunds of rent/tax/ or fees paid.
QUESTIONS/ COMPLAINTS:
The property owners and management work hard to ensure that the rental property and its amenities are in place and in good working order. Management will be available to handle questions, complaints and supervise maintenance. In case of a maintenance problem, management will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, heat, telephone, television or cable service, internet service, appliances, etc. It is guest's obligation to report any problems or damage immediately to management to the office during business hours and the emergency number provided for after office hour.
 
All problems, including inadequate cleaning and damage, must be reported in writing and by telephone to Sandy Beach Rentals upon arrival for the prior guest to be help responsible.
 
It is also the responsibility of the guest to complete a short inventory list upon arrival, inspect smoke detectors, and locate fire extinguisher. Once this has been complete, phone the office with your findings.
 
 
RATES AND AMENITIES:
  • RATES & AMENITIES ON SANDYBEACHRENTALS .COM ARE SUBJECT TO CHANGE WITHOUT NOTICE
  • Thanksgiving and Christmas holiday reservations will include a 20% increase to the currently listed rates.
  • Rates on sandybeachrentals.com do not include cleaning fees that may be required for that particular property.
  • Rates on sandybeachrentals.com do not include transient occupancy tax of 10.5%.
  • Rates on sandybeachrentals.com do not include the $35 non-refundable administration fee.
  • Rates on sandybeachrentals.com do not include the “Piece of Mind” damage waiver.
TENANCY:
The Licensee acknowledges that this is NOT a tenancy for the Property. The Property is not rented for more than 30 days, and it taxed and treated as a transient occupancy, akin to hotel accommodations. Property laws do not apply to the license granted herein, and the Licensee may be removed as a trespasser immediately upon termination of this license. The property is rented regular short-term periods, and for a significantly higher rate than a non-vacation property. Often a licensee is scheduled to begin a vacation in the Property on the same day as the checkout day of the prior licensee. If Licensee stays even one additional day, Sandy Beach Rentals would face significant logistical problems with the next licensee, including possible liability. As such, Licensee agrees to vacate immediately on the checkout day, at 10:00 a.m. (unless prior arrangements have been made in writing.) Failure to do so will entitle Sandy Beach Rentals, in addition to all other remedies available to it, to: have Licensee ejected as trespasser; and to physically remove Licensee and all of the Licensee’s possessions from the Property, for which Licensee hereby grants permission and consent; and obtain damages and injunctive relief against Licensee.
 
 
LICENSEE RESPONSIBILITY:
Guests (Licensee) are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not on the premises. Each property is privately owned, so décor, colors and inventories may change. Rearranging the furniture or removing any items from the unit is prohibited.
  • It is further understood that exceeding the maximum occupancy would result in immediate eviction and forfeiture of rent. The maximum number of occupants allowed in the Property is shown on your confirmation letter. All children are counted as part of the maximum allowed guests. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property, and removal of Licensee without refund. The Licensee is the person who will occupy the Property. Parents may not reserve properties for their children. The Licensee must be present at the Property for the time of the reservation, and take full responsibility for the Property. Small children are the responsibility of the Licensee. Some properties offered are specific to “Not suitable for Small children” due to possible hazards by balconies etc. Licensee takes full responsibility for injury caused to any guest and or damages to property.
  • The renter named in this agreement will be responsible for ensuring that both themselves and all guests, whether they are registered in the rental unit or not, adhere to the rules and regulations affecting the building and/ or community that you are staying in.
  • The renter acknowledges that management, property owners, and employees do not carry personal liability insurance and can not be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if said loss is a result directly or indirectly from acts of nature, danger incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission of any airline.
  • Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.
  • Representatives of management or owners may enter the premises at any reasonable time to make repairs. Management will not be held responsible for acts of theft or vandalism or other damages to the guests' personal items left in the unit. Neither management, nor the owner is responsible for personal items left on the premises by guest upon departure. Units may not be sublet.
Sandy Beach Rentals, Inc. Is the acting agent of the property owner and reserves the right to make exceptions to the above policies at any time for the best interest of the property owner(s).
